Goddard Schools located at Blue Springs Rd., Acworth, GA and Barrett Pkwy. Marietta, GA.

Development services included: site search, financing, and build to suit and lease (later purchased by the lessee). Each school is 8,000 s.f. and is situated on approximately one acre of land.


Historic Rehab and New Construction Residential Project as part of a mixed use site on the Charles River in Watertown, MA

Project consisted of 36 attached units organized as townhomes and the renovation of a military barracks built in 1812.

Development Manager for: Gilbane Properties Inc.

  • Conducted a City Wide (Boston) condo market analysis

  • Prepared the design program for the architect

  • Negotiated the construction firm GMP contract

  • Arranged construction funding through internal sources at Gilbane

  • Contracted with Boston residential brokerage firm for unit sales

  • Design through construction & sell out completed in 12 months

  • Equity Funding: Joint Venture

  • Leverage Funding: $18,000,000

  • Town of Middletown Approvals for subdivision within the new cluster

  • home ordinance completed with final engineering in 8 months

  • Prepared a design program from the market analysis information

  • Managed an in-house architect, construction manager, and accountant to design, and build

  • Subdivision application through sale of project completed in 18 months


The Aquidneck Data Corporation, a software developer for the Naval Underwater Surveillance Center (NUSC) was outgrowing its’ base of operation: an agreement to build to suit and lease new office space was executed. The project development process began with interviews with Aquidneck Data management providing the data for a facility program.

  • Enterprise Center a 22 acre 300,000 s.f. suburban office park.

  • 50,000 s.f. including 160 private offices

  • Occupied nine months after executing a ten year lease.

Nationwide Insurance Regional Office

Build to suit and lease

 

Designed, constructed, leased and funded a 12,000 sf regional corporate office for Nationwide Insurance. The new facility was located in Independence Business Park, East Greenwich, RI.

The project was occupied seven months from the lease execution date.


Development Manager – Gilbane Properties Inc.

Identified office development opportunity.

Market Analysis: conducted a detailed market study including personal contact with each office user in the market area.

  • Arranged the acquisition of a 22 acre site from 20 owners (heirs).

  • Re-zoned the site to office use.

  • Master planned the site for 300,000 sf of office.

  • Developed the First Building in the Park:

  • Leased 50,000 sf. to Aquidneck Data

    • Arranged a construction and permanent loan through a Industrial Revenue Bond, funded through Fleet bank for $ 3,500,000

    • Managed the design, bidding, construction, and financing of the building within a 10 month period.

Cornerstone Christian Bookstore

 

Cornerstone Christian Bookstore owner wanted to own its’ retail space. An analysis of space needs based on Cornerstone marketing plans drove the site selection, building design, project cost, and funding. The completed build to suit was located Cornerstone in a new 11,000 s.f. building at 1770 Prisidential Ave., Snellville, GA.
